Bradley Big Local Community Land Trust is a company set up and run by residents and other community stakeholders in the Bradley area of Nelson. Their task is to generate investment in housing and the environment, primarily within Bradley, but potentially further afield. They are a “not-for-profit” company which means any income they receive must be re-invested in community projects or services within Bradley.
The development of four new build houses on Beech Street, Nelson, is the Trust’s first project and is funded by Bradley Big Local Partnership in conjunction with the Government’s Community Housing Fund and Ecology Building Society.
Designed by local architect, Andrew Parker, each new home is a three-bedroom, semi-detached house with private front and rear garden and a driveway with parking for two cars. The modern design includes a large dining kitchen, utility area and ground floor wc. The properties are well-insulated, have double glazed Upvc windows and an up-to-date gas central heating system. Externally, the property construction of stonework with off-white render and Western Red Cedar timber weatherboard features respects the local tradition yet stands out from the norm.
BBL Community Land Trust wants to make the houses affordable to the Bradley community. They are, therefore, being marketed at a discounted price of only £115,000,20% below the market value of £143,750.
This development will be popular, so contact Ultimate Property Solutions today to find out how you can apply and become the owner of one of the first community led housing developments in Nelson.
*The lease for these discounted homes includes a resale price covenant to ensure future buyers can also benefit from a 20% discount. Full information on this, and the local connection policy, is available from Ultimate Property Solutions. Copies of all documents can also be found on Bradley Big Local Community Land Trust’s website: .
